Q: How do I start the process?

A: I recommend several initial steps. First, let's meet. This will give us a chance to get acquainted and me a chance to hear what you are thinking regarding selling the home you have and/or buying one. This initial meeting will help us create a plan. Then, I suggest you meet with a lender regarding a mortgage. I can recommend some trusted professionals that I have done business with over the years. Once we've met and you have the financial side in order, we can tailor make a plan that will make your home buying and/or selling process as enjoyable as it should be.


Q: Can you show me any houses that have a "for sale" sign in front of them?

Yes. Realtors are part of an organization called the Board of Realtors. We work together as a professional community to sell property. So, if another real estate company has a for sale sign in front of a home you would like to see, I can show you that home and act as your representative. The same is true if my sign is in front of your home, Realtors from across the metro area will bring their clients to view your home.


Q: How do you recommend I establish a price for my home?

The market value of a home is strictly what a buyer will pay for it. I will do a market study to ascertain what others have paid for homes similar to yours and establish a low to high price recommendation. It is imperative to price a home near what it will sell for. That's why it is so important to have an experienced professional involved in the pricing. If a home is overpriced, you lose money in the long run by letting the home become "old on the market". If you underprice a home, it will sell quickly but painfully you have left your hard earned money in the hands of some very happy buyers.


Q: We had water seepage once. Do we have to tell?

Yes. Any material defects must be disclosed to all potential buyers. This protects you and the buyers. Once you tell all of the history of defects in your home(past and present), the buyers can decide if they would like to move forward with buying your home. At the time of listing your home, you will be asked to fill out a Residential Property Disclosure. It is in this document that you will have the opportunity to report all on your home. It is so much easier to tell all now and sell your home in peace instead of hiding it. Hiding it means trouble!


Q: We are moving to Boca Raton, Florida. How do we find a Realtor there that we can trust?

I'll find someone for you. I offer this service to help in the transition process. I have established relationships with Realtors across the United States. If I don't know someone in your area, I will interview agents and then make a recommendation to you.
